MADI Office Interior

This complete interior renovation turned a 1958 industrial building into a first class office facility for a fast growing service company. The 8,000 SF facility’s antiquated condition was in need of many systems upgrades including structural remedial work for wind load resistance, new mechanical electrical and plumbing systems and envelope repairs to the roof and brick, as well as a new interior fit-up specific to the needs of the new owner.

Structural repairs included new retrofitted wind loading devices to anchor the building roof structure at the perimeter and center masonry walls as wells as reinforcement of all existing masonry. All existing lintels were removed and replaced with new, retaining the two year old glazing system for reuse. Envelope repairs included new insulated personnel and vehicle doors, new perimeter wall insulation and replacement of the roof membrane. Mechanical systems included new VAV system with individual controls at all interior spaces separately, new electrical service, and new plumbing fixtures for new toilet rooms. A new entry canopy was designed to announce the arrival of a new building owner.

The interior was designed to meet the needs of the current owner while keeping an eye to the future to allow for a two tenant layout. The basic layout provides for private offices along the perimeter with large glass side lights spilling natural light into the land locked spaces. Less important core spaces are located in the center of the space. All work was done on a design build basis in a six month period from design schematics to complete construction and occupation; including a challenging permitting process.
